Island Homes Lifestyle Magazine featured Kerr Michaels Design in its April 2007 issue. Kerr Michaels Desing played a major role regarding the interior design of the Royal Kai Lani luxury condominiums that are currently under development in the heart of Waikiki.

Royal Kai Lani to Offer Ultra Luxury on Waikiki Beach

Currently the Waikiki Beachside Hotel occupies a choice site at 2452 Kalakaua Avenue that will become the address of the Royal Kai Lani, a luxury condominium residence being developed by RKL Beachside LLC.
Sales of the full floor apartment units have begun and are being handled by several Hawaii Realtors known for their expertise in the upscale properties market.
The 12th floor, which will become the penthouse, has been partly gutted and converted into a temporary sales office where Realtors and the developer meet with prospective buyers.

"When you enter the sales office, you're immediatly struck by the spectacular panoramic view," said Jeff Kerr of Gold Coast Real Estate and Kerr/Michaels Design." After viewing the story boards and floor plans, you can see that the Royal Kail Lani is going to be the most exciting new addition to this end of Waikiki. It's the only new luxury property with a direct view of Waikiki Beach...just a few steps across Kalakaua Avenue."
Gold Coast Real Estate is marketing the eigth floor unit for $4,750,000. Listing Realtor Jeff Kerr is the partner of Jan Michaels in Kerr Michaels Design, one of the firms that has created the Royal Kai Lani interiors and remodeled many of the luxury apartments on the Gold Coast.
Kerr considers Waikiki one of the best places in the world to live and has made his home there since moving to Hawaii 20 years ago. He noted that upscale shops and restaurants and numerous recreational facilities, including Kapiolani Park, tennis courts, jogging paths, and the Ala Wai Golf Course, are within walking distance of Royal Kai Lani. In addition, residents will have signing privileges at the nearby Hyatt Regency Waikiki.
Sandwich Isles Realty president Carl Smigielski, who has listed the 9th floor apartment for $5,000,000, said "The Royal Kai Lani is the only new luxury condominium project in Waikiki. It is unique in terms of the size of the units, the privacy and security you enjoy with only one apartment to a floor, and the unobstructed view of Waikiki and the coastline from Diamond Head to Ewa. Just across the street is one of the best stretches of Waikiki Beach, where new sand and a promenade were recently added."
Choi International is marketing the 11th floor apartment for $5,400,000. Comapny managing director Cedric Choi said he anticipates interest from high-end buyers from the Mainland U.S. and Asia, principally Japan, Singapore and Hong Kong. "I believe that many of the out-of-State buyers, who own multiple homes and bought in resort areas on the Neighbor Islands, are going to be attracted to the Royal Kai Lani. They can also enjoy unlimited golf on Oahu if that's their passion, but with the advantages and the diversity of an urban setting, which a lot of theses buyers have begun to miss. The mystique of Waikiki with its colorful history as well as one of the best beaches in the world shouldn't be underestimated... particularly now with all the new upgrades and improvements." The firm's president and principal broker, Patricia Choi, recently ranked third in the nation in high end residential sales, offered valuable input on apartment floor plans.

 
All units are 3,000 square feet and available in various bedroom and bath floor plans at prices ranging from $3,900,000 to $5,400,000 for apartments three to 11. The penthouse, which will include an 800 square foot rooftop garden and private spa, is priced between $7,000,000 and $8,000,000, depending on the build-out-specified by the purchaser. Any of the units can be purchased as unimproved loft space for $ 1 million less thatn the built-out price.
Apartments on floors four through 11 have 150 square foot lanais; the third floor unit has a 700 square foot wraparound lanai. The first two floors will comprise the lobby, commercial space, and an outdoor terrace.
Honolulu Realty and Benn Pacific Group are marketing the unique third floor apartment with its extended lanai. "The owner of this unit will be able to take advantage of private outdoor living together with an overview of Waikiki that gives the feeling of being part of the sun-sand-and-surf environment of one of the world's great playgrounds," said Eric Hill President of Honolulu Realty who lists the 3rd floor along with Michelle Richardson of the Benn Pacific Group. Richardson emphasized that the Royal Kai Lani will be completely renovated. "Everything will be new, right down to the plumbing, wiring and installation of a new elevator. All that will be left of the original building will be the cement shell," Richardson said.
All apartments are served by two private elevators, one of which opens to a large foyer. In Floor Plan One, which includes a study in addition to the three bedrooms and baths, the master suite overlooks the ocean and has a private lanai. The foyer leads into the dining area and kitchen. In Floor Plan Two, an open entertainment area spans 40 linear feet overlooking the ocean while the master suite is at the back of the apartment looking towards Diamond Head. Floor Plan Three applies only to the third floor apartment with its extended wraparound lanai. Any floor plan may be altered prior to the start of construction.
Prices quoted for the built-out units include quality finishes and top-of-the-line appliances, which vary depending on choice of floor plan. Kitchens feature a Viking or Gaggenau range, microwave, Bosch or Miele dishwasher, Sub Zero refrigerator and wine cooler, an island with polished granite slab, hardwood cabinets, and grantite countertops. Flooring options include travertine tile and cherry wood.

The master suite design includes a walk-in closet and bath with a Jacuzzi tub, custom-built shower with body sprays, granite or marble surfaces, travertine flooring, and Hansgrohe fixtures.
Hardwood flooring will be installed throughout with the exception of the bedrooms, which will be carpeted. The entertainment area will have natural stone and wood flooring.
Apartments will be served by an instant response central hot water system, stand-alone air conditioning sysstem with individual controls in all living areas, and high speed internet and include a full size laundry room with a washer and dryer and under-mount sink.
Services that will be provided by the Apartment Owners Association, when it formed, will include butler and concierge and valet parking. Royal Kai Lani owners will also receive a lifetime mebership at 24-hour Fitness, located a block away.
Residents of Royal Kai Lani can take advantage of the full service 24 hour valet, as well as butler and concierge service. Resident's cars will be taken by the valet to one of Royal Kai Lani's 25 deeded parking stalls, two per condominium and three for the penthouse.
Completion of the Royal Kai Lani common areas and the first units is projected for February of 2008.
